The situation of the luxury home market in Barcelona

 

The limitations to mobility resulting from the pandemic also affect the market for luxury homes in Barcelona. Two out of every three luxury homes for sale in Barcelona, worth more than 500,000 euros, are concentrated in these areas. In the Eixample, 34% of the offer of luxury homes in Barcelona is found. In the Sarrià-Sant Gervasi and Pedralbes areas, which are classified as upland areas, 32% of the total are to be found.

This type of high-end housing sought after in the market is destined to be the main residence, and has around 150 square metres, three bedrooms, two bathrooms and outdoor areas. Although homes that have been reformed or are in good condition are the most sought-after and best selling, properties that are to be reformed cannot be ruled out, but it would mean a significant price reduction. 

Luxury homes in Barcelona: a good time to bu

Although the pandemic has generated insecurity and caution in many sectors for both buying and selling, according to experts such as Amat Luxury Barcelona prices do not have much of a downward trend. It seems that in the short or medium term, as soon as the vaccine becomes widespread, the market will be activated. Therefore, now is a good time to buy. According to some experts in residential areas, the forecast is that the average value of free housing, which fell by nearly 6% in 2020, will recover to 4% in 2021.

Specialists in the property sector also point out that the needs in the demand for housing are changing due to the health crisis and following confinement. This is reflected in the increase in the search for housing with large, green areas, terraces and gardens. The housing that best lends itself to these features are single-family properties, which in the case of Barcelona, are located mainly in the upper area.
